A HISTORIC coaching inn just outside the centre of Conwy has gone on the market for £2.5million.
The Tal-y-Cafn, which has been extensively refurbished in recent years, is being marketed by New Broad Street Business Sales.
The property dates back to 1438; it was a former tin hut.
The current building has been in situ for about 200 years. It now boasts a large extension as well as premium fixtures and furnishings.
The pub caters for 125 covers inside and 200 plus covers outside.
A description into the coaching inn said: "Based in the heart of what is often considered to be the adventure capital of Europe and one of Europe’s most popular National Parks, the Tal Y Cafn is located in a peaceful location just five minutes outside the centre of Conwy, proudly sitting overlooking the Conwy River with Snowdonia National Park in the distance.
"The property features three luxury bedrooms that all sleep up to four guests, including two en-suite double rooms plus 'The Snowdon Suite' – a fully self-contained apartment, with a fully equipped kitchen, dining area, living room and a private balcony with countryside views, a seating area and a large, luxury hot tub.
"The Tal Y Cafn has demonstrated extremely high occupancy rates in it’s rooms, and has a large amount of repeat custom, including in the popular and award-winning Gastropub / Restaurant on the ground floor, which has won of a host of awards over the last two years.
"A popular stop-off point for both locals and travellers alike, the Tal Y Cafn has something for everything and boasts an enviable reputation. A popular spot also for private events and occasions, including weddings – the premises can cater for up to 350 people – 150 covers inside and an additional 200 plus outside. The outdoor area basks in the sunshine in the summer months, and has footings already in place for a large marquee to transform the space in to something unrecognisable."
The business is operational. It has a "full compliment" of employees who look after the day to day running of the business – including a general manager, assistant manager, a number of supervisors and a head chef running a larger team of sous chefs.
The description added: "There is a huge opportunity for further development of the business - currently sitting within approximately one acre, and with 60 car parking spaces.
"The new owner of this premises has a unique opportunity to purchase (separately) land adjacent to the hotel, that already has planning permission for 10 wooden lodges to be built, in what will be a Britain’s 'first-of-it’s-kind' holiday lodge complex. Featuring nine wooden lodges and one 'super lodge' – although these plans are open to amendments and the land could be used for glamping pods or another suitable use case."
Current owner Mike Hales purchased The Tal-y-Cafn and restored it to the community in 2020, during the height of the Covid-19 pandemic.
The business is being sold as a freehold premises and business operation – restaurant, bar and accommodation.
