A PLANNING committee granted permission for a new home to be built on Sychant Pass Road in Conwy, despite fears about visibility and dangerous traffic.
Applicant Mark Rutherford submitted a planning application seeking permission for one detached four-bedroom home on land adjacent to Bryn Corach Bungalow on Sychnant Pass Road.
Planning officers recommended Conwy County Council’s planning committee approved the plans, but some councillors had traffic concerns.
The 0.12-hectare site of rectangular-shaped greenfield land slopes from west to east alongside Sychnant Pass Road.

The land falls within the Conwy urban area settlement boundary and within the Creuddyn and Conwy Historic Landscape area, not far from Conwy Castle, a World Heritage Site.
The split-level two-storey house home will be ‘simple, slight, and contemporary’ with a hipped roof.
The lower ground floor will provide an integral garage.

Cllr Sian Grady is not a member of the planning committee but spoke against the development.
“The proposed access is at a junction with Sychant Pass Road,” she said.
“The entrance to Cadnant Park is opposite. The entrance has very poor visibility, making access to the highway extremely unsafe.
“Because the Cadnant Park entrance is so dangerous, to add vehicles opposite would be extremely detrimental to the highway safety, and this should be taken into consideration as no new development should make the highway unsafe.”
Cllr David Carr agreed. “It is the size and scale of it that concerns me and the implications of the poor visibility on Sychnant Pass Road from this road,” he said. “I’ve got real concerns about it.”
But Cllr Andrew Wood dismissed the claims and said work had been recently carried out on the road to improve highway safety. “We did a site visit with the other committee members,” he said.
“Obviously there is going to be site traffic, but I don’t really have an issue with any of the highway things (Cllr) Sian mentions. There is a new scheme – bollards. The pavement is receded. The pavement is dropped down. There are yellow lines there, and there’s good visibility up and down the road.”
Cllr Nigel Smith agreed and proposed councillors backed the project, which was seconded by Cllr Andrew Wood. The committee voted 12/1 in favour of the development with one abstention.
