WHSmith in Colwyn Bay will be closing to shoppers later this year.
The lease on the build will expire in July.
A WHSmith spokesperson said that the company is unable to trade "viably" from this location.
The spokesperson added: "We can confirm that the WHSmith store in Colwyn Bay will close later this year.
"Unfortunately, we are unable to trade viably from this location and the decision has been taken to close the store as a result of the lease expiry in July.
"As one of the largest supporters of the UK high street, we are disappointed to be losing our presence in Colwyn Bay and we would like to thank all our customers for their support and for shopping with us.
"We are also extremely grateful for the commitment of our in store colleagues who we will support with this transition and redeploy to nearby stores, where possible."
Llandudno WHSmith is to remain open.
Debenhams on Llandudno retail park will also eventually close for good; online fashion retailer Boohoo has bought the brand for £55 million but the stores will shut.
Outfit in Llandudno will also not re-open after lockdown measures ease.
